Water Treatment basics: The thermodynamic characteristics of water the ability to collect, hold, and transport heat and energy the comparatively ready availability of water and its relatively low cost make it ideal for comfort heating and cooling of buildings.

Boilers, heat exchangers, water heaters, water source heat pumps, and air conditioning systems are damaged and suffer severe loss of efficiency when heat transfer sufaces become fouled with the products of dissolved oxygen, calcium, and magnesium that come with Denver area water. Water is the a powerful solvent, as in the Grand Canyon or in caves when mixed with oxides the stalagmites and stalagtites Hot water boiler systems must be kept free of leaks elimiting fresh the water make up necessary to keep boiler pressure up. Large steam boilers require comctant treatment on the steam and condensate sides. Water treatment seeks to manage four main problem areas: scaling (scale acts as an inusulator inhibiting heat transfer, or in the case of cooling picking up the heat from water at low operational temperature differances. Space heating happens at temperatures of 140-180 degrees cooling water temeperatures are lower 45-48 degrees) corrionsion, microbiological, activity and disposal of residual wastewater.

Scaling occurs when the chemistry and temperature conditions are such that the dissolved mineral salts in the water (calcium and magnesium principoally in our Denver water) are caused to precipitate and form solid deposits. These can be mobile, like a fine silt, or can build up in layers on the metal surfaces of systems. Scale is a problem because as it insulates and heat exchange surfaces become less and less efficient as the scale thickens, increasing energy cost and causing uneven expansion and contraction of piping enevtually causing cracks. Scale will narrows pipe widths and therefore increase the energy used in pumping the water through the pipes. Corrsion occurs when the parent metal oxidises (as iron or calciulm oxides create rust, for example) and gradually the integrity of the system componets are compromised. The corrosion products can cause similar problems to scale, but corrosion can also lead to leaks (in threaded piping the area of the threads are thin and easily compromised), which in a pressurised system can lead to catastrophic failures.

Broomhall Brothers offers efficient, safe, and reliable water treatment systems. All of our products and waste residue may be discharged to the sanitary sewer system. Many older water treatment systems have molydenium as the active inhibitor, THIS RARE EARTH METAL MAY NOT BE FLUSHED TO THE SANITARY SYSTEM it must be recoverered and treated as a hazardous waste. Denver Water Department is capable to trace such discharges back to the property and the owers will be fined. Have your closed loop system checked to determine its contents There are still companies selling this knid of closed loop water treatment chemicals as it is still legal in states whose envornmental awareness is substandard and unwise. Buyer beware always have your technician supply you with the MSDS (Material Safety Sheets) and post them with your chemical treatment system.

Microbiological water treatment is an important part of a water treatement system. Microbes can thrive in untreated cooling water, which is warm and full of organic nutrients, as wet cooling towers are very efficient air scrubbers. Dust, flies, grass, fungal spores and so on collect in the water and create a sort of "microbial soup" if not treated regularily with biocides. Most outbreaks of the deadly Legionnaires' Disease have been traced to unmanaged cooling towers. Biocides are the most dangerous chemical found in multi family buildings, a eye wash station msut be installed adjacent to the water treatment system. These biocides will cause irreversable eye damage. Call Brohall Brothers Mechanical Contrators for your water treatment needs.

Chilled Water - HVAC Systems
Broomhall Brothers repairs, maintains, and installs chillers of all sizes. A chilled water system uses a refrigeration cycle to create chilled water (between 45-48 degrees F) to circulate water through fan coil units for comfort cooling. The refrigeration system may have a air cooled or water cooled condenser. The components of a package chiller (evaporator, compressor, an air or water-cooled condenser, control device) are manufactured, assembled, and tested as a complete package at the factory. Water cooled chillers use a cooling tower to remove the heat from the building, the cooling tower may be located within the building and vented outside or located, more commonly, outside the building often on the roof. These water cooled packaged systems are available with a small foot print allowing the units to be retrofitted to any size system, moved with the building elevator, and fits in small equipment rooms. Water cooled systems are available in 5-10 ton capacity for residential and small commercial applications to any combination of capacity to 100+ tons.
Air cooled condensers are located outside the building. Air cooled condensers generally consume more electrical energy than water cooled. Broomhall Brothers experience has found that while air cooled condensers may have a lower up front cost they do not have the operational life span or efficiency of water cooled condensing systems. The most common cause of failure and short life spans is a lack of maintenance, inadequate water treatment and in air cooled packages hail damage.
Factors affecting the decision to select air or water cooled condensing system.

       • Installation Cost

       • Energy consumption

       • Space requirements

       • Freeze prevention

       • Building cooling load

       • Maintenance cost

       • Warranty
Call Broomhall Brothers Mechanical Contractors your trusted Denver chilled water source.
About chilled water

General Tips

Service Agreements!

Consider signing up for a service agreement or a planned maintenance agreement for your equipment. This can be a great tool in creating a budget for maintenance and repairs. You may even be able to find a plan that includes large repairs or replacement in the plan.

Are your Ducts in a row?

Another energy saving tip would be have the duct-work in your home sealed if it is not already done. Unsealed ducts allow the hot air that your furnace is pushing to be partially lost through heat transfer through the ducts into the open space around them. When the ducts in your home are sealed, you guarantee no heat loss through the duct work and all the air being pushed through the vents. This allows the rooms you are heating to reach temperature fast which means your system runs less and you energy bill will be lower.

Why should I buy a programmable thermostat?

Having a programmable thermostat in your home can save you an average annual saving of up to 15% off your energy bill. By programming your thermostat with multiple day & night settings you can monitor your heating and cooling better and you can eliminate the constant turning up & down of the thermostat. When purchasing a programmable thermostat, consider the type of system you have, look for one with an energy star rating, and Lux & Hunter.

Keep your equipment clean.

The best thing you can do for your heating & cooling equipment is to have the system cleaned and serviced at least once a year. Keeping your equipment clean will ensure proper operation and prolong the life of your equipment by years.

CO Detection

Install a CO monitor to alert you to harmful CO levels if you have a fuel-burning furnace, stove or other appliance, or an attached garage. A good rule of thumb is that you should have a CO monitor within 10 feet of every sleeping space/ bedroom.

Money Saving Tips!

Set your thermostat as high as comfortably possible in the summer. The smaller the difference between the indoor and outdoor temperatures, the lower your overall cooling bill will be.

Thermostat Maintenance

Remember to change the batteries in your thermostat every 4-6 months. A good rule of thumb is to change them for the summer AC season and the fall/ winter heating season or when you change your clocks for daylight savings!

Steam what fueled the industrial revoilution of the 19th century is still used for heating in many Denver older neighborhoods, both residential and commercial buildings. They may be old but they are not wore out! Many boilers have had thier opertional lives saved (at least extended) by re-piping boiler rooms and restoring the system to original engineering and operational criteria. Well meaniing people attempted to improve steam systems, snake oil boiler salesmen sold owners on changes to steam systems often times rendering them useless. With the elimination of radiators from buildings to attempt to control temperature, failure to repair or replace inoperable steam vents and traps, service personnel whose only suggestion was "turn up the pressure" and on and on soon the system bangs, knocks, sucks up fuel, and does not heat well so in time steam is the culprit not incorrect or no maintenance. Broomhall Brothers have vast experience in the Denver area steam boilers operation, installation, and maintenance. From institutional, Naval, chemical plant and oil field back grounds we continue to enjoy working with steam boilers and all the appurtenances that are associated this aging technology. Broomhall Brothers personnel under go continuing education in steam boilers, as in all mechanical systems, to assure our customers’ professional service and new generations of qualified steam and mechanical system mechanics.

Service Details Include:

Steam boilers; Residential

Steam boilers; Commercial

Steam controls

Combustion Analysis

Free Energy Analysis

Steam traps

Steam vents

Water treatment

Why Choose Broomhall Brothers for Your Steam Boiler Needs:

Same Day Emergency Services

1 year Warranty on Labor and Product

24/7 Business Technician On-Call

Reliability - We specilize in boilers

Service - We Provide Safety, Value added engineering, and Comfort To All Our Customers
