Service Agreement



Proposal for Service

Broomhall Brothers agrees to provide labor and materials for the Preventative Maintenance of the HVAC/BOILER equipment at the location of the client. See equipment list for covered equipment.

Periodic Maintenance Schedules:

Monthly

Visual and audio inspection of all equipment. Record operational temperatures and conditions. Check piping and boiler room equipment for leaks.

Quarterly

Lubrication of all mechanical systems and equipment per manufacturer specifications and/or industry standards.

Seasonal Startup/Change-over

Clean cooling tower, inspect and verify operation of controls. Perform Quarterly Preventative Maintenance Schedules. Winter drain and secure water lines as required.

Annual

Not applicable.

EXCLUSIONS:

Fire suppression systems.

Water treatment for closed loop and cooling tower systems. We reserve the option to monitor and specify water treatment and make recommendations should mechanical equipment become jeopardized due to poor or inadequate treatment programs.

Terms and Conditions

Broomhall Brothers Inc. agrees to perform scheduled maintenance in a workman-like manner using only qualified technicians. Maintenance records shall be provided with billing. The client shall be the certificate holder on liability and workmen's compensation insurance.

All work performed under this agreement will be completed during normal business hours of 8:00 AM to 5:00 PM Monday-Friday. Broomhall Brothers reserves the right to charge for any service calls that result in our technicians finding operational or maintenance problems that are not covered by this agreement. Charges for such service calls will be billed to the client at our normal service and material rates. With this Preventative Maintenance Agreement there are no overtime charges for work performed on covered equipment.

In order to perform the work required, the client will provide reasonable access to mechanical rooms and roof tops to Broomhall Brothers technicians. The client will be notified when equipment must be shut down to perform maintenance. It is the responsibility of the client to notify affected tenants.

Payments for services or repairs shall be made within 30 days of the invoice date.

Warranty policy: All labor paid is guaranteed for 90 days. We extend to you the same warranties on all parts, materials and supplies as extended to us by the manufacturer or supplier. In most cases that period is one year under normal operational conditions.

Liability: Broomhall Brothers shall not be held liable for any lost rents, income or profits, delay, loss, damage, or injury caused by acts of God, non-delivery or unavailability of equipment, parts, or materials.

Limitations: Electrical service beyond the equipment disconnect, water supply and drain beyond covered equipment, repairs due to freezing, Denver City and County Building code upgrades, and building insurance carrier requirements.

Refrigerant Policy: Broomhall Brothers compiles with all Federal and State laws and regulations concerning the proper handling, storage, and the repair of leaks of CFC's (Chlorofluorocarbons). Only certified recovery equipment and procedures are used. All personnel are CFC certified.

The term of this agreement is effective on the date that the client and Broomhall Brothers agree, and shall run for one year. This agreement will continue in effect after expiration unless terminated by either party. Either party may cancel this agreement with 30 days notice. If the systems and equipment covered by this agreement are altered, changed or modified by any other party this agreement may be terminated by Broomhall Brothers, Inc.

Covered Equipment

Generally, covered equipment includes common area equipment found in boiler rooms, on rooftops and in mechanical equipment rooms. Homeowner equipment can be covered in a seperate contract.

Tip of the Week

Blow down your steam boiler.

Tip: 

All steam boiler manufacturers recommend that the low water cut out be "blown down weekly." How to blow down? When the boiler is steaming (up to operating pressure and temperature) the valve located at the bottom of the low water cut out is opened for 5-7 seconds. With the boiler firing, and the blow down valve open, the burner shuts off and will restart when blow down valve is closed. This verifies safe and correct low water cut out operation and keeps the assembly free of scale and debris. DANGER: THE DISCHARGE WATER TEMPERATURE WILL BE 200 DEGREES F AND CAN CAUSE SEVERE BURNS OR DEATH. USE PROPER PRECAUTIONS. Denver Building code states that the water temperature discharged into the sanitary sewer must not exceed 180 degrees F.
